Cubed3 Residences is a multi-residential development in Claremont, Perth, comprising three contemporary architect-designed homes carefully arranged on a long, narrow site. The project demonstrates how thoughtful planning and architectural design can unlock the potential of constrained urban lots while delivering high-quality, liveable homes suited to downsizers and empty nesters.

The project began as a feasibility study to assess the commercial viability of developing multiple dwellings within Perth’s western suburbs market. The resulting design responds directly to the site’s proportions, orientation and access conditions, delivering three cohesive yet individually tailored residences that maximise space, privacy and natural light.

A key planning decision was the retention of the existing art deco shopfront, a remnant of the site’s former use as the well-known San Lorenzo restaurant. This approach not only preserved a valued element of local character but also enabled reduced street setbacks, improving site yield and enhancing the overall development outcome.

The three homes are arranged as a series of double-storey cubic forms, creating a unified architectural identity while allowing variation in layout and spatial experience. Each residence is designed to capture northern light and benefit from passive solar performance, with open plan living areas oriented to the north and connected to private courtyards and landscaped outdoor spaces.

Due to the narrow configuration of the site, vehicle access is carefully managed, with the front residence accessed directly from the street and the two rear homes via a battle-axe driveway from a secondary street. Despite these constraints, each home achieves approximately 300 square metres of internal area, including three bedrooms, multiple living zones, a study, courtyards and a double garage.

The internal planning prioritises flexibility and long-term liveability. Main living areas are located on the ground floor, with strong indoor outdoor connections, while upper levels accommodate secondary bedrooms for privacy. A ground floor main suite is included in each home to support ageing in place, complemented by the inclusion of a lift for accessibility.

Privacy between dwellings is carefully addressed through considered window placement, screening and the use of horizontal slatted elements. These strategies allow natural light and ventilation while minimising overlooking and maintaining a sense of separation between homes.

Each residence features generous kitchen layouts with walk-in pantries and scullery spaces, alongside well-appointed bathrooms, ensuites and powder rooms across both levels. Outdoor areas include north-facing lawn zones, integrated BBQ structures and landscaped gardens, with opportunities for buyers to further personalise their homes with additions such as plunge pools.

The retained shopfront informs the architectural language of the front residence, where the upper level terrace benefits from a generous setback and privacy. The original parapet is repurposed as a balustrade, while the garage door is designed to read as a glazed element, referencing the proportions of the existing façade and maintaining a refined street presence.
